If you are thinking of renting one of our properties, here is everything you need to know; application process, documents required, holding fee and deposit information!

TENANT FAQ'S

What happens once I have filled the enquiry form in?

Once we receive your enquiry, we will check to see whether you match the criteria of that property. If you do, we will pass your details onto the viewings team who will contact you as soon as the property is available to view. If you haven't heard from us, please assume your enquiry was unsuccessful.

I have viewed the property and I want to secure it, what can I do?

You can pay a holding deposit, which will be held whilst the referencing process is being carried out. This will be non-refundable if you or your guarantor pull out, if you provide significant misleading information or if you fail to communicate and provide the correct documentation. The holding fee will be held for 14 days in favour of the prospective tenant. If we decline your rental application, we will return the holding fee to you.

What documents do I need to provide?

You and your guarantor will need to provide the following:

  • Proof of Address: Utility Bill

  • Proof of Identity: Passport or Driving Licence

  • Proof of Income: Your last three month bank statements and wage slips. Your benefit confirmation letters.

I am on housing benefit, can I still rent from you?

If you are in receipt of any housing benefit or universal credit, we do require a homeowner or full time working guarantor. Alternatively, you could strengthen your application by offering advanced rent upfront. 

What are the upfront costs to move in?

We require one months' rent in advance and the full deposit upfront. The deposit is equivalent to 5 weeks rent.

What checks do you complete?

We complete a landlord reference and a credit check. We receive prior consent outlined in the application form before contacting and completing any references.

Do I need a guarantor?

If you are under the age of 21, you are on receipt of housing benefits, you have bad credit or perhaps it is your first time renting, then we would require a guarantor who is either a homeowner or in full time employment to be liable for you during your tenancy. We require the same documents to assess your guarantor.

Are we allowed pets?

Provided the landlord accepts this request and the pets are well behaved, then we do accept pets. Please note that we do ask for an additional pet deposit to cover any further damages caused to the property by your pets. This may include scratches, infestations, littering etc. 

Can I pay any additional rent upfront?

Yes! This will improve your application. It will also prevent us from having to chase you for late or overdue rent.

What happens to my deposit once its been paid?

Your deposit will be protected in a Government Accredited Scheme. This will be protected until the end of your tenancy. At the end of your tenancy we will unprotect your deposit and return it to you.
